Environmental Searches

The environmental search is designed to provide important information to conveyancers, purchasers and lenders about possible risks to a particular piece of land or property. It is important to consider not only the current purpose for the land, often a residential home, but also the previous use.

When homes are built, the previous use for the land has often been commercial/industrial. As industries have changed and the population has grown, land use is changing. The environmental report is designed to consider previous use, not only the site in question, but also land close by.

What information will the environmental search provide?

We have a number of environmental searches available, each providing detailed information that is important to the conveyancing process. You can expect a report to cover the following:

  • Information that satisfies the Law Society Practice Notes.
  • Contaminated land assessment providing a pass or fail assessment.
  • Historical land use information, which can include current and historic land fill sites.
  • Ground Stability Assessment.
  • Radon Gas assessment.
  • Transportation screening which includes the presence of and projects relating to HS2 and Crossrail 1 & 2 as well as current and previous railways and undergrounds.
  • Energy screening, providing data on fracking sites, wind installations, power stations, solar farms and major energy infrastructure.
